RM 12K min salary to buy House

HARGA rumah di bandar raya Kuala Lumpur sekarang dianggap menakutkan. Kondominium One Menerung di Bangsar yang seluas 2,000 kaki (185 meter) persegi dijual pada harga RM2.4 juta seunit. Sebuah rumah semi-D di Sri Hartamas berharga RM1.5 juta manakala rumah teres dua tingkat di Cheras bermula dari harga RM500,000.

Dengan harga yang begitu tinggi, ia bukan lagi merupakan rumah mampu milik khususnya bagi warga kota berpendapatan sederhana iaitu kira-kira RM6,000 sebulan.

Malangnya, bukan ibu negara sahaja yang mengalami kenaikan melambung harga rumah dalam tempoh lima tahun kebelakangan ini.

Malah, kawasan pinggir Lembah Klang seperti Kajang, Bangi, Sungai Buloh, Rawang dan Klang menunjukkan trend yang sama.

Tinjauan Jurnal di beberapa lokasi seperti Semenyih mendapati harga rumah teres baharu dengan keluasan 24x70 kaki (7x21 meter) kini mencecah harga RM460,000.

Di Kajang, rumah bersaiz 22x70 kaki berharga RM510,000, Rawang RM288,000 (20x65 kaki), Sungai Buloh RM398,000 (22x75 kaki) dan Klang RM335,000 (24x75 kaki).

Pada umumnya, rumah teres sering menjadi pilihan golongan berpendapatan sederhana kerana saiznya lebih luas serta memiliki laman dan tempat letak kereta yang mesra pengguna.

Malangnya, masih ada satu lagi berita buruk iaitu rumah teres dijangka mencecah harga RM800,000 sebuah menjelang tahun 2020.

Ini berdasarkan unjuran kenaikan purata harga sebanyak tujuh peratus setahun oleh syarikat perunding hartanah CH William Talhar & Wong Sdn. Bhd. (WTW) selepas mengambil kira harga purata terbaharu rumah teres di Selangor iaitu RM480,000 sebuah.

Presiden Persatuan Ekonomi Pengguna dan Keluarga Malaysia (Macfea), Profesor Dr. Jariah Masud meramalkan bahawa harga rumah teres di Lembah Klang bakal mencecah RM1 juta dalam tempoh 10 tahun akan datang.

“Harga rumah di negara ini akan terus berkembang walaupun berlaku krisis ekonomi,” katanya.

Pengarah Urusan WTW, Sr. Foo Gee Jen memberitahu, harga rumah teres di pinggir bandar bakal menjadi lebih kompetitif berikutan kenaikan harga rumah di pusat bandar Kuala Lumpur.

Pendapatan

Beliau memberi contoh rumah teres di Taman Tun Dr. Ismail yang kini bernilai RM1.5 juta bakal mencapai harga RM3 juta dalam tempoh lapan tahun lagi.

“Untuk memiliki sebuah rumah teres pada tahun 2020 sekurang-kurangnya sebuah isi rumah perlu mempunyai pendapatan sebanyak RM12,000 sebulan.

“Secara purata pendapatan isi rumah sekarang ialah RM6,000 bagi golongan pertengahan. Jika harga rumah naik sekali ganda maka pendapatan isi rumah harus meningkat seiring dengan harga rumah,” terang beliau.

Membeli rumah berharga RM500,000 dengan pendapatan bulanan RM6,000 bukanlah satu tindakan bijak.

Menurut kiraan seorang pegawai bank, andaikan si pembeli meminjam RM400,000 sahaja daripada bank dengan purata kadar faedah enam peratus setahun, peminjam perlu membayar ansuran bulanan sebanyak kira-kira RM2,400 selama 30 tahun.

Ini bermakna peminjam yang membeli rumah teres pada usia 30 tahun hanya akan habis membayar hutang pada usia 60 tahun.

Jika tidak bernasib baik, peminjam tadi mungkin meninggal dunia terlebih dahulu sebelum sempat melangsaikan hutang rumahnya.

Persoalannya, berapa ramaikah orang muda memiliki pendapatan RM6,000 sebulan sekarang?

Presiden Persatuan Pemaju Hartanah dan Perumahan Malaysia (Rehda) Kuala Lumpur, NK Tong berkata, pelbagai faktor menyebabkan kenaikan harga hartanah termasuk pengumuman kerajaan untuk meningkatkan kemudahan infrastruktur seperti pembinaan projek Transit Aliran Massa (MRT) yang menghubungkan Sungai Buloh dan Kajang.

“Dengan kemudahan seperti MRT, orang ramai akan mula keluar dari pusat bandar dan bertumpu ke kawasan pinggir Lembah Klang. Sehubungan itu permintaan terhadap rumah akan meningkat,” hujah beliau.

last time, people said buy home to live.

now, people said buy house to invest.

sure the house been bought sell at higher price.

only financial crisis at national level can give us chance :D

for bintulu, there's no new house cost less than rm350k anymore, period.

vertigo, same in miri now, very hard to find less than 280K house now..
even those low cost housing now cost slightly less than 200K now if I recall correctly

gov should control property price.. this kind of situation only benefit investor but not fair to those who really need a house. just because of this - a family hv to settle down at small an uncomfortable house.

you don't give them a shot, you will never know..

but one thing for sure and I think most will agree with this, if the current gov stays in power,
this situation will get worse and worse.. and never improve

haiz, my plan to buy a house in Miri dunno when then can come true with those keep on rising house price and with never rising salary
