Try to look up Yong Lung Construction company's houses.. Their quality matches their price :)

Miri housing worst la..look at Curtin Uni..cracked like hell..last time the building tilt untill it cut their underground power cable..haf day no class ooo...no foundation for Miri Housing houses...look at Bintang Megamall...

There are 2 types of bricks that we commonly see when we pass by some construction site. One is the cement block bricks and the other is the red clay bricks. Both are equally strong if manufactured according to specifications. The only difference is red bricks are more fire resistant.

It is normal practice to use red bricks for walls partitioning among link houses, that is the common wall between two houses linked together. This will protect the adjoining house if an unfortunate incident of fire happens. The cement bricks are used for partitioning the walls of rooms inside the house itself. The difference in prices, if calculated on per brick basis does not differ much, but when the housing project is enormous, then the developers does saves considerably.

Having said that, it is not the bricks that is the most important aspect of a house. The most important aspect is the structure and the foundation. If the main skeleton structure is good and strong, you can theoretically use sheets of plywood as walls and the house will not crumble on you. So when you see houses built with cement bricks, don’t jump to conclusions that the house is not strong.

Another popular kind of bricks that was very popular many years ago was the hollow slab bricks. It comes in sizes twice the size of a regular brick. Most low cost houses built many years ago uses this hollow blocks as walls and till today they are still standing. I don’t know the real reason for this block’s natural death, but is does makes installation of wiring and plumbing systems very difficult. Because it is hollow it is almost impossible to get a good fixture of anything on the walls. Maybe that is the reason why people stopped using these hollow blocks altogether.

That area too swampy.. Very very hard to do.. and somemore who would buy those "coming soon" houses there? Its near the lake of water.. very very swampy.. sure sink :shock:

as i told you, the construction cost costs maybe around 1/3 of the whole price. the 2/3 of the whole price is

the price of the land. and land is getting scarce around town and satellite town or small township. and when things

get hard to get, the pricier it gets. houses now and will increase in its price wise. quality wise, no comment.

as for the land in developing the housing estate, most are being 'tembok' by sand, as we know miri is a swampy area (i guess thats why we get oil and gas :mrgreen: ).

House selling with high price is okay if they build the house with the good material quality. Tu belum tentu ada pasang pailing ka tidak and how about the mixing sand and cement, maybe more sand than cement. Why don't they offer to the buyer 10 years warranty unless if they think their material is save and good. Why?because they know the effects of their low quality material.

ya..should with warranty newly built house...piling on swampy should be made carefully and shud be monitored...

Curtin Uni was not built by Miri Housing but Riaplus S/B (Soon Hup Group).
Yeah, Bintang Megamall is indeed very unsafe... low quality building materials and dubious technologies.

house price sky rocketing every year, material quality and integrity is scrutinized, banks more strick on loans, fuel price also hike up,..all go up. but salary not go up. so how leh people can buy house now? only towkeh balak can afford. Lucky me, i bought my house 11 years ago and good thing is, it's not in those swampy areas (lakes) like mentioned here. Hmmm... pity those who wanna own a house now.

as for me, there were some problem with the gate they gave me. it was a collapsible sliding gate.

not the swinging one as per snp. so i called my lawyer and the paying bank to stop the payment of the house

and wrote a love letter to the manageress (yes, the manager was a she). and all things cleared up in no time.

so as per any problem, refer to the office.

as per the piling and cement mixing, the piling you can see them do it (when everything starts and you purchased the house) and the

cement mixing......no comment, because they use this cement mixing trucks.
